Add Listing

In this article, we are going to explain the process of creating a listing within REALSTACK. The listing management features make it easy to create and manage listings all in one place.

Let’s get started!

Adding a Listing

  1. Login to the REALSTACK app.
  2. On the left navigation menu click Listings then Add Listing. 
  3. Fill out the form fields starting at the top of the first column on the left.  Reference the items below for helpful definitions and guidance.

Listing Fields Definitions

    1. Assigned To (required)
      1. This is the user who owns the listing record in the database and will be managing and maintaining the listing.  It will initially default to the user creating the listing but can be changed at any time to another user.  This is NOT the same as the listing rep (see below).
      2. If you add your own listing, you will not receive a email notification of a listing being assigned to you.  But if a listing administrator adds a listing for other users then, the assigned user will receive a listing assignment notification.
    2. Team View
      1. Determines if the other users on your team can view this listing. It will default to the setting in your profile.  You may change it per listing on this form as needed.
    3. Sale Type (required)
      1. Standard and Auction sale types are supported.
      2. Standard sale type is the traditional way of marketing and selling properties.
      3. The auction sale type offers additional auction-related information listed below.  This information will display on your brokerage website for the auction sale type.
        1. Auction Date
        2. Auction Address
        3. Auction City
        4. Auction State
        5. Auction URL
    4. Title (required)
      1. The name of the property or listing. 
    5. Listing Rep (required)
      1. This field is the primary listing representative and will be displayed on the website as representing the listing. This user also has permission to edit the listing.
    6. Co-Listing Rep
      1. Two additional co-listing reps can be added to a listing.  The co-listing rep names and contact information will be displayed on the listing detail view on your website. This user also has permission to edit the listing.
    7. Property Seller
      1. For internal use only.  This is the seller of the property. If the property seller is not already saved as a contact you can use our "Quick Add" feature to quickly add them as a contact. 
    8. Listed Date
      1. Date the property was listed and available for sale.
      2. Click within the listed date field to display the date picker pop-up.  Click a specific date and the date will auto-populate the field. Note: To adjust the year value quickly, click the month and year at the top of the drop-down. This will give you the chance to change the year by clicking either arrow to decrease or increase the year value. Then from the year, you select, you will be able to choose a month at the bottom of the drop-down. To change the decade, click the year value again and select which year out of the decade you would like to choose from.
    9. Expires
      1. The date the listing agreement will expire. 
      2. Click within the expires date field to display the date picker pop-up.  Click a specific date and the date will auto-populate the field.
    10. Status (required)
      1. The current status of the listing. This status can be updated throughout the marketing cycle of a listing.
      2. Listing Status’
        1. Draft - listing is not ready to be marketed and will not be displayed on your website.   
        2. New Listing - recently published listing available for sale. The "New Listing" banner will display on each new listing. 
        3. Available - general status for a listing available for sale
        4. Under Contract - listing is currently under a written contract with the buyer. The "Under Contract" banner will display on each listing. 
        5. Sold - listing is sold after a new buyer takes ownership.
    11. Types (required)
      1. Categories of listings used to organize listings for display on your website, groupings of listing collections, and feeds to third-party websites.
    12. Tags 
      1. Custom descriptive keywords are used to organize listings for collection groups on your website. 
    13. Map Embed
      1. The embed code from interactive map providers.  
      2. Copy the embed code from a third-party map provider and paste it into this field.
    14. Video Embed (Primary)
      1. The embed code from a video hosting provider such as YouTube.
      2. Copy the embed code from a third-party video provider and paste it into this field.
      3. Instructions on where to find embed codes, Youtube Embed & Vimeo Embed.
    15. Video Embed (Secondary) 
      1. The embed code from a video hosting provider such as YouTube.
      2. REALSTACK provides the ability to have a secondary video attached to a listing without replacing the primary video.  This video will also display on the listing detail webpage.
      3. Instructions on where to find embed codes, Youtube Embed & Vimeo Embed.
    16. VR Tour
      1. REALSTACK offers support for virtual tour embed players from Kuula, Matterport, or Roundme.  Copy the embed code from one of the supported providers and paste it into this field to display a virtual tour with this listing.
    17. Acreage (required)
      1. Total Acreage of the property. Acreage value can be up to three decimal places and must be a numeric value.
    18. Price
      1. The asking price of the property.  Must be a numeric value.
    19. Price Reduced
      1. This option if marked YES will display a “Price Reduced” banner on the listing on your REALSTACK website.
    20. Taxes Annually
      1. Annual tax amount for the listing.
    21. HOA Annually
      1. Annual dues for a Homeowners Association related to the listing.
    22. Bedrooms (conditional required)
      1. A number of bedrooms in the main dwelling.
      2. This field is only required if the listing type is Single Family or Residential Property.
    23. Bathrooms (conditional required)
      1. A number of bathrooms in the main dwelling.
      2. This field is only required if the listing type is Single Family or Residential Property.
    24. Dwelling Sq Ft
      1. The total square footage of the main dwelling.  It only supports whole numbers.
    25. Commission
      1. Commission percentage according to the listing agreement.
      2. It only supports whole numbers and will automatically translate a numeric value to a percentage.
    26. MLS ID
      1. The listing ID from your Multiple Listing Service (MLS).
    27. Featured
      1. This option if marked YES will display this listing in the Featured Listings section on your website.  The quantity of featured listings to display on your website depends on your featured listings configuration on your site.
    28. Website Only
      1. This option if marked YES will prevent this listing from being fed to any external sites such as LOA.com, Land.com, etc. and will only appear on your website.
    29. Website URL
      1. The URL to the listing detail webpage.  Assuming your website is hosted on the REALSTACK platform, the URL will be auto-populated by the system.  This field is important as the listing URL will be included in feeds to third-party websites that support it.

Location

    1. Address
      1. The street address of a listing.
    2. Address 2
      1. The secondary address of a property such as a suite #, apartment #, etc.
    3. City (required)
      1. REALSTACK offers an easy-to-use valid US city picker.  Begin typing your city name and select an option from the drop-down.  IF your city and state do not initially appear, continue typing the state name or abbreviation for the correct city and state to appear.
    4. State (required)
      1. The state value with auto select based on your city selection in the previous field.
    5. County (required)
      1. The county drop-down list will filter to the state you have selected previously.  Click the appropriate county from the drop-down list box. 
    6. Zip Code (required)
      1. Enter a valid US zip code.
    7. Latitude and Longitude
      1. Input the decimal degrees latitude and longitude of the listing.  These coordinates can be found in third-party map providers.  These coordinates are used for listing map views and radius search features.
    8. Find Lat/Long
      1. After entering the latitude and longitude of a listing preview those coordinates by selecting "Find Land/Long". Drag and drop the map pin to correct the location if needed. 

Addition Attributes

  1. Click each attribute drop down and select the related attributes of the listing.  You may select one or many attributes.

Maps

  1. REALSTACK provides specific PDF map uploads for optimal display on a listing detail webpage.
  2. Either drag and drop the related PDF map into the designated box or click the intended map box to select the PDF map from your computer's file system.
  3. PDF format required.

Brochure

  1. REALSTACK provides an auto-generated PDF brochure (settings) once a listing is saved, or you can upload a custom PDF brochure.
  2. PDF format required.
  3. Maximum file size of 4MB. 

KML

  1. A KML file is a standardized file format in the mapping industry for sharing property boundary information. You can download the listing KML file from your map provider such as MapRight and then upload it to your listing here.
  2. REALSTACK uses this KML file boundary information to display the listing boundaries on the map search of your website.
  3. Maximum file size of 1MB. 

Documents

  1. Any additional documents can be uploaded to the listing such as the seller's disclosure, plat map, or others. 
  2. PDF format required. 

Description

  1. Full description of the listing. All formatting tools shown across the top of the text area can be used and will control the layout and look of a description on the website.

Once you have completed the entry of listing information, click the SAVE button at the bottom of the form.
