Deals Reference

This article defines each field available on the add deal form within REALSTACK.

Deal Attributes Defined

  1. Assigned To - Deals by default are assigned to the logged-in user.  If you wish to assign the deal to another user, click the dropdown list box or begin typing the user's name in the Assigned to field and select your intended user.
  2. Team View - If marked YES this deal will be viewable by the rest of your team.
  3. Deal Name - A name that this deal will be assigned. We recommend using a consistent format in the Deal Name such as an abbreviated listing title and buyer name.  Example: Circle Bar P 290 - John Smith.
  4. Listing - The listing is associated with this deal. If the Listing is not pre-populated, you can begin typing the listing title and select the proper Listing from the filtered list.
  5. Stage - This allows you to track your Deal through the sales process.
  6. Type - The type of representation that you provided for this Deal.
  7. Buyer Contact / Buyer Agent - Associates the buyer’s contact and agent contact information to this Deal.
  8. Seller Contact / Seller Agent - Associates the seller’s contact and agent contact information to this Deal.
  9. Co-Listing Rep. - Associates one or multiple co-listing reps to this Deal.
  10. Referrer - Associates any contacts that referred a client.
  11. Title Company - Associates the title company that was used for this Deal closing.
  12. Open/Closed Date - Keeps track of when the listing was first opened and when the Deal was closed.
  13. Next Step - Input any next steps there are associated with this deal. This can be updated at any point in the sale cycle.
  14. Offer - The official offer price of the deal.

 

Commission & Fees Defined

  1. Commission Rate - Percentage commission rate.  The default rate can be set in the Client/Division settings.  This percentage value can be edited for each individual deal at any time.  On commission deals, this percentage is used to calculate the gross commissions.
  2. Network Rate - The rate at which the network charges on each deal.  This value is set by the Network and is not editable.
  3. Check Number - Keeps track of the check number.
  4. Check Date - The date the check was received.
  5. Gross Commission - Gross commission is calculated based on the commission rate x offer/sale price.  Other fees are then subtracted from the gross commission amount.
  6. Flat Fee - Agents may represent a buyer, seller, or receive a referral fee, as a flat fee instead of a commission percentage.  If you input a flat fee amount, the commission percentage and gross commission field will not be used.  The form will automatically recalculate the amounts to reflect a flat fee Deal.
  7. Referral Fee - The amount of money paid to the referrer of the listing, seller, or similar. The referral fee will be subtracted from the total commission amount. 
  8. Co-Broker Fee - The amount of money paid to the co-broker as part of the transaction. 
  9. Net Commission - Calculates the net commission the agent received after the other fees have been deducted.
  10. Network Fee - Calculates the amount due that an agent will pay to the network.  Network fee = network rate x net commission
  11. Co Rep Fees (1 & 2) - Keeps track of any amounts owed to the co-listing rep(s).
  12. Closing Statement Submitted - Mark Yes if the closing statement has been submitted.
  13. Check Number - The unique check number used to pay the network fee.
